They hold water against the surface. Moss and lichen root into porous tiles and cement, keeping the roof damp long after rain has stopped, which accelerates surface breakdown. Heavy growth also blocks water flow between tiles and along valleys, pushing water where it was never meant to go.
Pressure and chemistry. Pressure washing uses water force to strip growth and grime off the surface. Soft washing uses much lower pressure with a treatment solution that kills the growth, which then weathers off. Soft washing suits fragile or coated surfaces where high pressure would cause damage.
It can, in the wrong hands. Too much pressure strips the surface off older concrete tiles, breaks up ridge pointing and forces water under the tiles into the roof space. Method and pressure should be matched to the roof material and its condition rather than applied uniformly.
It changes the method entirely. Roofing sheets on older homes may contain asbestos cement, and high pressure blasting releases fibres, so that method is not used on them. Where the material is uncertain it should be tested first, and low pressure treatment considered instead.
It slows the return rather than stopping it. Cleaning removes what is there, and a treatment applied afterwards keeps the surface hostile to regrowth for a period. How fast it returns depends on shade, overhanging trees and which way the roof faces, with south facing slopes staying damp longest.
Surface rust can be. Rust caught early can be treated and coated so it stops spreading. Once it has eaten through the sheet or perforated around the fixings, coating over it only hides the problem, and those sheets need replacing rather than treating.
